When should I close?
I believe that the best closing is for those who practice the Nine Best Kept Secrets of Closing Sales. Just my opinion. -Joe Closer

The answer you are looking for is very simple to say but very difficult to master. Regardless of the industry you have chosen you always begin closing the prospect the minute you meet them, and continue forever! Those people that have certain places they close, are in my opinion not PROFESSIONAL SALESPERSONS! They are working towards that goal. All real professional sales persons know closing someone IS NOT a part of the sale. It is a PROCESS, in fact a continuing one. Since my first 5 years in sales I have never used a close in literally thousands of sales! Having said that I do start the process of closing the minute my car leaves my garage until I return home! I hope I was some help.

Closing = Mutual Commitment. Make it a point to get mutual agreements and commitments about everything you discuss with a prospect. Don't just ask questions; get commitments to the answers.
Start with a commitment on how long your appointment will be and that the purpose of the meeting is to determine whether you have a mutually acceptable basis for doing business.
Make at least 25 mutual commitments and the close is virtually assured. There is no pressure on the prospect or the salesperson. -JacquesWerth

You are their personal shopper and waiting in your car to take them where they want to be taken.
Your closing as soon as you speak to the client.Your asking what they want,expect and what their dream house looks like. If you need too take the client to six,nine twelve homes in my mind the realtor has not listened to the client with wants ,needs and desires.
Never answer a question directly.Always ask why before you answer the question. Is there a park nearby? Why? Find out why they are asking the question, this allows you to answer the question and concern.
I asked this question of a friend who owns a real estate company.
They asked how do you want me to answer this question. I said anyway you want. They replied yes there is a park I said ok lets move on.They claimed it was an unfair question I said answer it again. They said no I said lets move on.
The better question ask why? I do not want the noise of a park nearby. Mr. prospect this park closes at sundown which means it is quiet after 5 pm during the winter and 830 during the summer sound good to you?
Is the express near by? Yes let us move on. No,lets move on. Why? I do not want the noise of cars at night or I travel a lot and need to get to the highway quickly.
